If you are asking as an agent who represented the landlord or tenant on this property, and a party on that contract now requires your assistance for termination midway through the lease period, I would think it is part of your duty to follow through.

I would personally do it for free if I were the agent on file as an included part of the service. Nevertheless, if you as the agent want to charge extra and the party you are representing is willing to pay, that could be a separate private arrangement. Note that if you were the landlord agent, you should refrain from collecting such fees from the tenant as it would put you in a dual representation situation collecting money from both parties on the transaction.

Your services for brokering the rental ends when tenant move in the property, unless you have additional terms and conditions in the estate agency agreement you sign to provide additional services. Thereafter, as long as there is no conflict of interest, it is up to you and the tenant to come to an agreement on whether any fees can be covered for the termination.

No, a property agent cannot charge the tenant extra just for assisting with the termination of a tenancy contract.

The agent’s fee (brokerage) is typically paid once for the successful rental transaction—either by the landlord or tenant, depending on the arrangement. Any additional services like termination paperwork or liaising between landlord and tenant are generally considered with extra charges
